Hardwoods VS Carpeting A NO Brainer

The rich patina of wood floors adds beauty and elegance to any home.

Older homes were once routinely constructed with hardwood floors, but that practice was abandoned in the 1950s, when new technologies made wall-to-wall carpeting available. Builders were able to build more homes faster, for the post-war baby boom, and save money on labor.

But today, many home owners prefer hardwoods to carpet. Hardwoods help give the impression that your home is well-built. And they’re easy to maintain and improve with wear, unlike carpet that eventually needs to be replaced.


Hardwoods add value to your home, says the National Wood Flooring Association (NWFA). In a recent survey of participating real estate agents, the trade association found that real estate agents said that a house with wood floors would sell faster than a carpeted house, by a margin of three to one. About 58 percent said a house with wood floors would bring a higher price.

If you have hardwoods under carpet, it’s an easy and relatively inexpensive update to tear the carpet out and refinish your floors. Or, you can choose to install hardwoods.
You have several options:
Solid hardwoods – Solid hardwoods are the most expensive option. They come in planks of various lengths and are typically ¾” thick. The floors are installed as raw wood and sanded down and stained on site. The advantage is that your floors can be refinished often over the years. Solid hardwoods are not recommended over concrete slab foundations. Disadvantages are that hardwoods can not be washed with water, water leaks can cause them to bow, and direct sunlight can cause stained finishes to bleach.
Engineered hardwoods – Composed of layers or plies of wood that are glued together and finished with a laminate, engineered hardwoods are finished with a final layer of hardwood that is generally between ¼” and ½” thick. The advantage of engineered hardwoods is that they are suitable for any foundation. Drawbacks are that laminated floors usually can not be refinished.

Engineered hardwoods come in a variety of styles, such as long-strip hardwoods in which the flooring can be installed several “planks” at a time. Parquet floors are also engineered with strips of hardwoods laid like tiles that form patterns such as herringbone. Floating floors are planks that fit together and can be glued or nailed down to the subfloor.
Stains and finishes

If your floor comes unfinished, you need to know what kind of wood it’s made of in order to select a stain, as different woods can make stain colors change tone. A good way to choose is to ask the installer for samples, or you can go to a local paint and home improvement store and view stain colors. Sherman Williams “Wood Classics” have color charts just like paint, so you can see how the stain you choose will appear on your wood floor.
Keep in mind that unfinished floors must be sanded, stained and sealed on site, which is labor intensive, time consuming and messy as you wait for each layer to dry.

Factory finished floors are usually the better option if you are looking to save time and labor because they can be installed immediately and you would only need to wait for the glue on the subfloor to dry before using. In addition, most factory finished floors come with a warranty.

Finishes are important to choose because they dictate how you will care for your floor. If your floor has a penetrating seal, you will have to wax it to keep it burnished. If the floor is sealed with a urethane, polyurethane or other polymer coat, it’s water resistant and easy to clean with a mop.
Types of wood

The most common woods for floors are species of oak, pine, walnut, pecan, birch, beech, ash, cherry, maple, cypress and Douglas fir.
Wood for floors can be exotic, and are prized for their unusual grains and colors. Exotic woods include mahogany, teak, and Brazilian cherry.
One of the most popular flooring options is actually a grass, not a wood. Bamboo is a quick-growing resource that is easily replenished, making it a good choice for green-building. Bamboo can be cut and finished like any hardwood, and is more durable in some cases.

Atlanta Mansions For Sale


RISMEDIA, January 18, 2011—(MCT)—Homebuilders are thinking smaller. They’ve cut the average size of new houses and expect it to shrink more over the next few years. “Most builders will build smaller and lower-priced homes in 2011,” said Rose Quint, a researcher with the National Association of Home Builders. “Our experts expect the average home size in 2015 to be around 2,150 square feet.”
That’s down from the 2,377-square-foot average size of single-family homes completed across the country in 2010. And it’s way below the more than 2,500-square-foot average size at the top of the market in 2007.
Nationwide, home sizes are still almost 50% ahead of where they were in the 1970s.
Almost 60% of builders surveyed said they are planning to cut the size of the houses they build during the next few years.
Housing researchers say the downsizing is due to the dour economy and changing consumer tastes.
“Part of it may be temporary (because of the recession), but there are factors behind the decline that are longer-term and will stay with us,” Quint said. Costs savings and demographics are also shrinking houses, she said. “There is an overwhelming desire in the population to keep energy costs down,” Quint said. “Twenty percent of our population will be over 65 in a few decades. They don’t want a big home.”
The recession and drop in home values have also tempered home buyers’ desires. “People don’t have a lot of equity in their homes to roll into a bigger home. Those times are over,” Quint said. “People have come to realize, ‘Let’s buy what we need, not what we don’t need.’”
To get the heft of houses down, builders are ditching living rooms and dining rooms in favor of multipurpose areas. More than 80% of builders say they expect to do away with formal living rooms, and the number of houses with three or more bathrooms and four or more bedrooms is dwindling.
But buyers say they won’t compromise when it comes to storage space. And green features are still growing in popularity with both builders and consumers. More than 80% of potential buyers list energy-efficient heating, air-conditioning and appliances as “must-haves” in their new home.
Atlanta Mansions may become somewhat smaller but the details will increase. The high tech areas with the features needed to make it a very pricey home with everything you need rather than and over load of unused spaces.

Always do a test drive to work in the area your looking


Atlantan's spend a lot of time in traffic every day. Rain during morning traffic adds a huge amount of time to your daily drive to the office. I have lived in Atlanta all my life and here and in other cities I suggest taking a test drive before setting your mind on a certain area of Atlanta.


It is an easy test that all potential buyers should do just before signing on the dotted line. Go to the area that you want to live early enough so that you can then go to work from that part of town. Get up early enough and be in that area at say 7AM. Leave the neighborhood and go to work. Maybe if you are curious do the same drive on a rainy day. Verify that this is the area you want to live in and deal with the traffic day in and day out.


My wife works on the South side of Atlanta. I worked in Lawrenceville. My wife had to allow herself about forty five minutes to get to work everyday. On a rainy day the time increased to an hour and a half. My commute was about twenty minutes everyday and rain increased it to thirty minutes.


Snow forget it. Snow shuts down Atlanta to most everyone.

Atlanta's Pollen Count is 5,733

Today’s pollen count reached 5,733 particles per cubic feet of air, according to the Atlanta Allergy & Asthma Clinic. That’s the second-highest reading the clinic has ever recorded since it began in 1983, trailing only April 12, 1999, when the meter showed a count of 6,013.

Did Atlanta Skip Spring and Launch into Summer?

Atlanta weather is odd in some years. I am a native of Atlanta and I remember the April showers. rain all the time and that has seemed to have gone away over the last few years.

Our winters are mild if you compare the North against the South however we are in the South so I am not sure that you can make a comparison.

Spring typically begins the blooms and greening of Atlanta and the temperature overall rises slowly. This past Winter to me was brutal in the sense that it seemed to last too long. Spring on the other hand seems to have been skipped somewhat only as we have hit the 80's already.

I would like to say that this however "didn't it feel great"?

Atlanta Residential and Commercial Property Listing Services

In Atlanta we have the GAMLS and MLS. 

In Atlanta we have two listing services in which we can list properties For Sale. One charges a monthly fee and the other charges a percentage of the sale.

This week I was making my list of homes that had expired to call and get an appointment with. This is one way we find our customers. I live in a neighborhood in Smyrna and I noticed an expired listing.

I jotted it down and later in the day I drove past it. A For Sale sign in the yard and they are with a large popular Real Estate company.

Why would you advertise in the Atlanta Constitution and not in the Journal. It doesn't make any sense to me that you would limit your customers home exposure at all. This is the biggest investment a person has in most cases. The reason someone is selling it is that they are being transfered, financially need to sell or want to either up size or down size. You need all the exposure possible. We want you to get all the possible interested buyers we can get.

Ask your listing agent that your property is listed with if your prized possession is in one or both of these services. If they say one then they are doing you an injustice.

If I needed to sell something and my selling representative intended to put it on the internet I would be pretty mad if it was only on one search engine. I would demand it to be on all available search engines to get me the most exposure possible.

On another note about your computer


Yes your are on the correct website but I thought I'd back up for a moment,

I owned a small computer company in Atlanta for 26 years before deciding I needed a change and entered the Real Estate business. In the years that I had my business I enjoyed meeting and getting to know people and still do. Over the 26 years I learned a few things about computers now understand I am not technical I am a sales person which I believe is an art not a skill you can learn at college. I have found a website that offers free programs to help keep your computer running better. I learned an inexpensive way to get your website to the first page on Google or Yahoo as well but that is another story and a different website. The programs are free. Here is the link to the main website. The name of the website is Piriform. The two programs I recommend are CCleaner and Deflagger. Let me mention when you use CCleaner to rid your computer of unwanted  trash much like those offered in Windows and Norton to name a few you will loose your passwords so write them down. Everything else will be fine. Fast and easy.

A quick step back into real estate. I generated all sales and closed all deals. I bring to the table 26 years of sales, customer service and selling a commodity. Homes sales or computer sales it is selling a commodity. It doesn't matter to a sales person that is successful what they are selling I think most will agree. It is proper knowledge of the market, competition, prices, presentation, confidence and great representation. I pay attention to details and am aggressive when I need to be. If all those ingrediants are present and the commodity is priced correctly it will sell.

I am a very happy that I represent the broker I do. I am a real estate sales agent looking for people that want a person that is concerned about you (my customer) and wants these types of qualities to represent you in your desire to either buy or sell property in or around Atlanta then I am the man for you.
